Funding is the part of a trust that nobody advertises and everybody underestimates. The trust is signed in an afternoon. Moving the assets takes weeks and involves a different form at every institution.

This suite is the set of letters, the Schedule A that tracks what has actually moved, the servicer notice for a mortgaged property, and the assignment for a business interest. It exists because the common failure of a living trust is not a badly drafted trust. It is an empty one.

Real estate is the exception and it is called out here rather than buried: a house needs a deed. That is a separate purchase, and recording it is a separate service.

Common questions

What is Schedule A?

The trust's inventory of what it holds. It is the running list you update as assets are transferred in, and it is the first thing anybody asks to see.

Why does a mortgage servicer need a notice?

Transferring a mortgaged home into your own revocable trust generally falls within a federal exception to a lender's due-on-sale clause. The notice tells the servicer what happened and why it does not accelerate the loan.

Do I move my retirement accounts in?

Generally no. Retitling an IRA or a 401(k) into a trust can be a taxable event. Beneficiary designations are the right tool there, and the free beneficiary checklist is where to start.

What about my house?

A house moves by deed, not by letter. Buy the prepared deed into trust, and use the recording service if you want us to handle the filing.

How long does funding take?

Weeks, usually, because it moves at the institutions' pace. Doing it in one sitting is the point of having the letters ready.
